Kitchen Renovation in Dubai: Layout, Materials and What Actually Drives the Timeline

A kitchen renovation in Dubai is rarely delayed by the cabinets. It is delayed by the drainage riser nobody checked, the building NOC nobody submitted, and the countertop template taken a week too late. Swissora Contracting L.L.C handles kitchen renovation in Dubai as a single contract covering demolition, plumbing, electrical work, tiling, cabinetry and making good afterwards. Our founder Emin Istrefi has spent more than twenty years in structured European interior construction, and the team is reachable twenty four hours a day, seven days a week. One quote, one site team, one number to call.

What a Kitchen Renovation in Dubai Actually Involves

Most owners picture a kitchen renovation as choosing cabinets. On site it is six trades working in sequence, and the order they run in decides whether the project finishes on schedule.

A full kitchen renovation normally covers stripping out the existing units and wall tiles, altering water supply and waste connections, moving or adding electrical circuits for appliances and lighting, upgrading extraction, floor and wall tiling, cabinetry installation, countertop templating and fitting, then making good the ceiling and adjacent walls once everything is in place.

Each of those handoffs is a place where a project stalls. Tiling cannot start until the plumbing rough in passes. The countertop cannot be templated until the base units are fixed and level. The kitchen is usually the most technically demanding room in any apartment renovation, which is why it tends to expose whichever contractor is weakest at coordination.

Kitchen Renovation Cost in Dubai

Kitchen renovation cost in Dubai falls into three bands. A cosmetic refresh keeps the existing carcasses and layout and changes doors, handles and worktop. A full replacement removes everything and installs a new kitchen in the same footprint. A reconfiguration moves plumbing, changes the layout, or takes out a wall to open the kitchen into the living area.

The ranges below are Dubai market figures for budgeting, not a Swissora price list. A written quote follows a site visit, itemised by trade and material, once the actual conditions have been seen.

  • Cosmetic refresh, doors and worktop replaced, layout unchanged: roughly AED 8,000 to AED 25,000
  • Full replacement kitchen, same layout, new units and countertop: roughly AED 35,000 to AED 70,000
  • Reconfiguration with plumbing moves, new MEP or wall removal: roughly AED 80,000 to AED 180,000 and above

Why Two Quotes for the Same Kitchen Differ by AED 40,000

Owners regularly receive quotes for the same kitchen that are AED 40,000 apart and assume one contractor is overcharging. Usually neither number is wrong. They are pricing different scopes.

The low quote often covers supply and installation of cabinetry and nothing else. Demolition, waste disposal, tiling, plumbing alteration, electrical work, the countertop, and making good the ceiling all become variations once the job starts. The higher quote includes them. Comparing a single headline figure against another single headline figure tells you nothing. Comparing two itemised scopes line by line tells you everything.

What Sits Outside a Standard Kitchen Quote

Swissora states exclusions upfront rather than raising them mid project. The following are quoted separately and approved before any additional work proceeds:

  • Appliances, unless specifically listed in the scope
  • Structural work, including removing or opening a load bearing wall
  • Substrate repairs discovered behind the old kitchen, such as water damage or failed waterproofing
  • Relocating a drainage riser or altering shared building services
  • Natural stone, book matched slabs, mitred edges and imported premium cabinetry
  • Building NOC fees and municipality submission charges levied by third parties

Villa kitchens sit at the upper end of every band, because the runs are longer, islands are common, and the kitchen usually forms part of a wider villa renovation where flooring and ceilings are being addressed at the same time. Sequencing the kitchen into that programme correctly saves more money than negotiating on cabinet price ever will.

Working With a Modular Kitchen Company in Dubai

Search for a modular kitchen company in Dubai and almost every result is a showroom. Showrooms sell units. They deliver boxes to a room that somebody else has to demolish, replumb, rewire, tile and make good.

That gap is where most kitchen projects go wrong. The owner buys a beautiful modular kitchen, then discovers they still need a plumber, an electrician, a tiler and someone to repaint the ceiling, and that none of those four will take responsibility when a cabinet run does not sit flush against an out of plumb wall.

Swissora works differently. We supply and install modular kitchen units, build custom joinery where the room demands it, and we also install kitchens clients have already bought elsewhere. In all three cases the surrounding construction stays inside the same contract. If the finished kitchen has a problem, there is nobody to point at but us.

What Modular Kitchen Dubai Buyers Get and What They Still Need

A modular kitchen Dubai supplier typically provides design, the units, the countertop, and installation of the units themselves. What is usually excluded, and what an owner still has to arrange separately, is demolition and disposal of the old kitchen, alteration of water and waste, new electrical circuits and socket positions, extraction ducting, floor and wall tiling, and repainting where the old kitchen met the ceiling.

Ask any modular supplier for their exclusion list in writing before signing. If they will not produce one, that answer is itself informative.

Modular Units Versus Custom Joinery

Modular is built from standard sized units combined into a layout. It is faster to manufacture, easier to price accurately, and well suited to the regular rectangular footprints found in most Dubai apartments.

Custom joinery is built to the exact dimensions of the room. It earns its extra cost where the geometry is awkward, where ceiling heights are non standard, where a run has to finish flush against an angled wall, or where a villa kitchen island needs proportions no catalogue offers. Neither approach is better in the abstract. The room decides.

Kitchen Layouts That Work in Dubai Apartments and Villas

Layout is constrained by three fixed points: where the drainage riser sits, where the extraction duct can run, and where the electrical distribution board is. Design that ignores those three things produces drawings that cannot be built.

Single Wall and Galley Layouts

Single wall kitchens are standard in Dubai studios and one bedroom units. Everything sits on one run, which keeps plumbing simple and cost low, but storage is limited and worktop space runs out quickly. A galley layout puts units on two facing walls and gives far better working space, provided the corridor between them is at least 1.2 metres so two people can pass and appliance doors can open fully.

L Shape and U Shape Layouts

The L shape is the most common layout in Dubai two and three bedroom apartments. It uses a corner efficiently and leaves room for a small dining table. The U shape adds a third run and considerably more storage, and works well in larger apartments and townhouses where the kitchen is a separate room rather than part of an open plan space.

Island and Peninsula Layouts

Islands are the most requested feature and the most frequently unbuildable. An island containing a sink or a hob needs waste, water or gas run under the floor slab to reach it, which in an apartment is usually impossible without raising the floor level. A peninsula attached to an existing wall achieves a similar visual result while keeping services in the wall where they can actually run.

In open plan layouts the kitchen and dining area read as one space, so the wall finish behind the dining zone becomes part of the kitchen design rather than a separate decision. Decorative finishes and wallpaper installation are specified alongside the cabinetry so the two do not clash once the units are in and it is too late to change either.

Why Shared Plumbing Risers Decide Where Your Sink Can Go

This is the single most common reason a kitchen design has to be redrawn, and almost no design led competitor explains it before taking a deposit.

In a Dubai apartment tower, waste water leaves your unit through a shared vertical riser serving every apartment on that stack. Your kitchen waste has to reach that riser under gravity, which means the pipe needs continuous downward fall along its whole run. Every additional metre of horizontal travel consumes fall, and the only place that fall can come from is the depth available in your floor build up.

Moving a sink a metre along the same wall is usually straightforward. Moving it to the opposite side of the room often is not, because the pipe would either run out of fall before reaching the riser or require a floor level so high it fouls the door. Where fall genuinely is not available, a macerator pump is sometimes possible, though many buildings prohibit them outright.

Swissora checks riser position, available fall and the building's own restrictions during the first site visit, before any layout is agreed. Our plumbing team carries out the alteration itself rather than subcontracting it, so the person who confirmed the layout is achievable is the person who has to make it work.

Cabinet Materials That Survive Dubai Humidity

Kitchen cabinets in Dubai face conditions most catalogue specifications were not written for: coastal humidity, cooking steam, and a constant temperature swing between air conditioning and an operating hob. Treat the carcass and the door as two separate decisions, because they fail in different ways.

Carcass Materials

The carcass is the structural box you never see. Marine grade or exterior grade plywood is the strongest performer in coastal Dubai conditions. It holds screws under repeated door movement and resists swelling at cut edges where moisture enters first.

Moisture resistant MDF is widely used for carcasses and works acceptably in well ventilated inland kitchens with properly sealed edges. In sustained high humidity it can swell at the cut edges within a few years, particularly in base units under a sink. Standard MDF and standard particle board have no place in a Dubai kitchen. They will fail, and the failure is not repairable.

Door and Shutter Finishes

Doors are judged on appearance, so the priority reverses. Moisture resistant MDF is the better door substrate because its flat, grain free face takes paint, lacquer and laminate without telegraphing texture the way plywood does.

High pressure laminate is the most forgiving finish for daily family use. Polyurethane paint gives the cleanest contemporary look but shows chips more readily and is harder to touch up invisibly. Acrylic delivers a high gloss finish that marks with fine scratches over time. Choose based on how the kitchen will actually be used, not on how the sample looks under showroom lighting.

Hardware

Hinges and drawer runners are the components an owner touches thousands of times a year, and the first thing a low quote reduces. Soft close hinges and full extension runners from an established manufacturer cost more upfront and are the difference between a kitchen that still feels solid in year five and one that does not.

Choosing a Countertop for a Dubai Kitchen

Engineered quartz is the practical default. It is non porous, requires no sealing, resists staining from turmeric, coffee and citrus, and comes in enough patterns to suit most designs. Its weakness is heat, so a trivet is not optional under a hot pan.

Porcelain slab handles heat better than quartz and suits large format installations with minimal joints, at a higher price and with more demanding installation. Natural marble is the most beautiful and the most demanding, since it etches permanently on contact with anything acidic and needs periodic resealing. Granite remains a durable mid priced option that has fallen out of fashion rather than out of usefulness.

Countertop and floor should be specified together rather than in isolation, since the two largest surfaces in the room have to work as a pair. Where the kitchen floor is being replaced as part of the project, our flooring contractors handle the levelling and installation, which keeps the transition into adjacent rooms flush instead of leaving a lip at the doorway.

Extraction and Why Dubai Kitchens Trap Heat

Extraction is the most under specified element of a Dubai kitchen renovation, and the one owners complain about most afterwards.

Recirculating hoods filter air and return it to the room. They remove grease and some odour but not heat or moisture, which in a sealed, air conditioned apartment means cooking heat stays inside and the air conditioning works harder to remove it. Ducted extraction vents outside and removes heat, steam and odour together. Where a duct route exists, it is worth the extra work every time.

An open plan kitchen also changes the cooling load on the whole living area, since heat from cooking is no longer contained behind a door. Where a kitchen is being opened up, our AC and HVAC team reviews whether the existing system can handle the new combined space rather than discovering the shortfall the following summer.

What Actually Drives the Kitchen Renovation Timeline

Three things control the schedule, and only one of them happens on site.

The first is approvals, which run before any work starts and are the most common reason a project appears to overrun. The second is countertop lead time, since a slab cannot be templated until the base units are fixed, and fabrication takes days after that. The third is cabinetry lead time, which for imported units can exceed the entire on site programme. Ordering late is the single most expensive scheduling mistake in a kitchen project.

A Realistic Week by Week Schedule

  • Weeks 1 to 2: site visit, measured survey, layout agreed, cabinetry ordered, NOC submitted
  • Week 3: strip out, waste removal, substrate inspection behind the old kitchen
  • Week 4: plumbing and electrical alterations, extraction ducting, first fix inspection
  • Week 5: floor and wall tiling, waterproofing to wet areas
  • Week 6: cabinetry installation and levelling, countertop templating
  • Week 7: countertop fitting, sink and appliance connection, lighting and handles
  • Week 8: making good, snagging inspection, client walkthrough and handover

Making good is the stage most contractors treat as somebody else's problem. Opening a wall to reroute a waste pipe leaves plaster to repair and a ceiling line to repaint, and our painting team completes that within the same contract. A kitchen is not finished when the units are in. It is finished when the room around them looks like nothing was ever disturbed.

Building Approvals and NOC for Kitchen Work in Dubai

Whether a kitchen renovation needs formal approval depends entirely on what is being changed.

Replacing doors, handles and a worktop in place is generally treated as cosmetic and needs only notification to building management covering working hours, lift access and material movement. Altering plumbing, adding electrical circuits, changing extraction or moving a wall normally requires a building NOC, and structural change requires Dubai Municipality approval in addition. Some communities fall under Trakhees rather than Dubai Municipality, and the submission route differs.

Proceeding without the right approval risks a stop work order and, at worst, being required to reverse completed work. The paperwork is not the expensive part. Discovering it was needed halfway through is.

Swissora prepares and submits these applications as part of the contract, and runs the submission in parallel with procurement rather than waiting for approval before ordering. That approach comes directly from the same process we apply to every interior fit-out project, where approval delay is the most common cause of a programme slipping.

Kitchen Renovation in Dubai Marina and Tower Communities

Kitchen renovation in Dubai Marina carries constraints that have nothing to do with the kitchen itself, and they decide whether a programme holds.

Marina towers commonly restrict contractor working hours, require service lift booking in advance for material movement, and verify contractor insurance and trade licence documentation before allowing site access. Older Marina buildings also present a specific problem: original kitchens from the mid 2000s frequently hide waterproofing that has degraded, which is only discovered once the units come out.

The practical consequences are straightforward. A full kitchen cannot be delivered in one lift booking. Waste removal has to be scheduled rather than assumed. And a stripped out kitchen sitting idle because next week's lift slot was not booked is a week of programme lost for a purely administrative reason.

Swissora renovates kitchens across Dubai Marina, Jumeirah Beach Residence, Downtown Dubai, Business Bay, Jumeirah Lake Towers, Palm Jumeirah, Jumeirah Village Circle, Dubai Hills Estate, Arabian Ranches and Al Barsha. The specific building's rules are confirmed at the first site visit, because they vary far more between developments than most owners expect.

How to Choose Kitchen Remodeling Contractors in Dubai

A few checks separate serious kitchen remodeling contractors in Dubai from the rest, and all of them can be done before any money changes hands.

  • Ask for an itemised scope split by trade and material, not a single lump sum figure
  • Ask specifically what is excluded, and get the answer in writing
  • Ask who carries out the plumbing and electrical work, and whether they are employed or subcontracted
  • Ask who is responsible for the building NOC and whether the fee is included
  • Ask when cabinetry will be ordered relative to the site start date
  • Ask what happens if failed waterproofing is found behind the existing kitchen
  • Ask for the defects liability period in writing, and what it actually covers
  • Treat a quote far below every other quote as a warning rather than a saving

Why Swissora Handles the Whole Kitchen, Not Just the Cabinets

Swissora Contracting L.L.C is a Dubai based fit out and renovation company. We are newer to this market than some competitors and we say so directly rather than implying a local history we do not have. What we offer instead is a documented process, itemised pricing you can verify before signing, and direct founder involvement on every project.

More Than Twenty Years of Structured Project Management

Emin Istrefi began his career in structured European interior construction, working directly in wood, flooring and tiling before moving into full scope contracting. More than twenty years of that discipline shapes how a kitchen is scoped and priced here. Quotes come from installation experience rather than a sales estimate, which is why our exclusion lists are longer and our variations are fewer.

Every Kitchen Trade Under One Contract

Demolition, plumbing, electrical work, extraction, tiling, flooring, cabinetry, countertops and making good are all delivered by Swissora under a single agreement. There is no gap between a cabinet supplier and a plumber for a problem to fall into, and no situation where an owner is left mediating between two companies blaming each other.

Available Twenty Four Hours a Day, Seven Days a Week

Swissora operates around the clock, and on kitchen projects that matters twice. During the build, buildings that restrict contractor access to narrow windows can be worked around by scheduling into evenings and weekends where management permits. After handover, a leak under a new sink or a tripping appliance circuit reaches a real person at any hour through our 24 hour maintenance service rather than a voicemail until Monday morning.

Frequently Asked Questions

How much does a kitchen renovation cost in Dubai?

Dubai kitchen renovations generally fall into three bands. A cosmetic refresh that reuses the existing carcasses and layout sits at the lower end. A full replacement kitchen keeping the same layout sits in the middle. A kitchen that moves plumbing or removes a wall sits at the top. These are market ranges for planning rather than a fixed price list, because cabinetry specification, countertop material and appliance choice move the number more than floor area does. Swissora confirms an itemised figure in writing after a site visit.

Do I need approval or an NOC to renovate a kitchen in Dubai?

Replacing cabinet doors or worktops in place usually needs only building management notification covering working hours and access. Anything that touches plumbing, electrical circuits, extraction or wall positions normally requires a building NOC, and structural change requires Dubai Municipality approval on top. Swissora prepares and submits these as part of the contract rather than leaving the owner to chase them.

How long does a kitchen renovation take in Dubai?

A straight replacement kitchen with no layout change typically runs four to six weeks on site once approvals are in place. Moving plumbing or removing a wall extends this. The approval stage before work starts is separate and is the most common cause of a project appearing to take longer than quoted, so it is scheduled in parallel rather than sequentially.

Can I move the sink to a different wall in a Dubai apartment?

Sometimes, but the shared drainage riser sets the limit rather than the design. Waste pipe needs continuous fall to reach the riser, and every metre of horizontal run consumes fall that the floor build up has to accommodate. Short moves along the same wall are usually straightforward. Moving a sink to the opposite side of a room often is not, and it is checked against the riser position during the site visit before any layout is agreed.

What is a modular kitchen and is it better than custom joinery?

A modular kitchen is built from standard sized units combined into a layout, which makes it faster to produce and easier to price. Custom joinery is built to the exact dimensions of the room. Modular suits regular apartment footprints and shorter lead times. Custom suits awkward geometry, non standard ceiling heights and villa kitchens where a run has to finish flush. Both work well when the room behind them has been prepared properly.

What is the best cabinet material for a Dubai kitchen?

Treat the carcass and the door as separate decisions. For the carcass, marine grade or exterior grade plywood performs best under sustained coastal humidity, because it holds screws and resists swelling at cut edges. Moisture resistant MDF is a reasonable choice for painted or laminated door and drawer fronts, where its flat face gives a better finish than plywood. Standard MDF and standard particle board should not be used in a Dubai kitchen at all.

Which countertop material works best in a Dubai kitchen?

Engineered quartz is the practical default for most Dubai kitchens because it is non porous, needs no sealing and resists staining from everyday use. Porcelain slab handles heat better and suits large format installations. Natural marble is the most demanding option, since it etches on contact with acidic liquids and needs periodic resealing, which is worth knowing before choosing it for a family kitchen rather than after.

Can I stay in my apartment during a kitchen renovation?

Many owners do, provided a temporary cooking and washing arrangement is set up elsewhere in the unit before demolition begins. The kitchen itself is unusable for most of the programme, and the water supply is interrupted on the days plumbing is altered. Where a wall is coming out or the whole flat is being rewired, relocating for the noisiest fortnight is usually the more comfortable decision.

Does Swissora supply modular kitchens or only install them?

Both. Swissora supplies and installs modular kitchen units, builds custom joinery where the room requires it, and installs client supplied kitchens where an owner has already bought from a showroom. In every case the surrounding work of demolition, plumbing, electrical, tiling, flooring and making good stays under the same contract, so responsibility for the finished kitchen sits with one team.

Is Swissora available outside normal working hours?

Yes. Swissora operates twenty four hours a day, seven days a week, which matters on kitchen projects in two ways. Buildings that restrict contractor access to specific windows can be worked around by scheduling into evenings and weekends where management permits it. And if a leak or an electrical fault appears after handover, there is a number that answers at any hour rather than a voicemail until Monday.

Which areas in Dubai does Swissora renovate kitchens in?

Swissora renovates kitchens across Dubai, including Dubai Marina, Jumeirah Beach Residence, Downtown Dubai, Business Bay, Jumeirah Lake Towers, Palm Jumeirah, Jumeirah Village Circle, Dubai Hills Estate, Arabian Ranches and Al Barsha. Building rules differ between developments, so the specific building requirements are reviewed at the first site visit before anything is quoted.

What guarantee comes with a Swissora kitchen renovation?

Every kitchen is covered by a defects liability period after handover, covering workmanship on cabinetry installation, plumbing connections, electrical work and tiling. Appliance and material warranties from the manufacturer run alongside it. Because Swissora carries out the surrounding trades as well as the cabinetry, there is no argument about whether a fault belongs to the kitchen supplier or the plumber.
